Fast track fit out Abu Dhabi: 8 weeks, done right
A fast track fit out Abu Dhabi programme compresses a normal 14 to 18 week commercial fit out into 8 to 10 weeks. It works when the shell is handed over, the design is frozen and one contractor owns the whole programme.

What fast track fit out actually means in Abu Dhabi
Fast track means the handover date is fixed first, then every trade, order and inspection is scheduled backwards from it.
A standard Abu Dhabi commercial fit out runs 14 to 18 weeks from site handover for a 200 to 400 m² unit. Fast track takes that to 8 to 10 weeks. The work does not disappear. It moves earlier, runs in parallel, or runs outside normal hours. If you want to see the normal sequence being squeezed, the standard office fit out timeline sets it out week by week.
Most fast track scopes are Cat B. The landlord hands over a Cat A shell with a ceiling grid, basic cooling and power to the floor box, and the tenant builds partitions, MEP distribution, joinery, finishes and brand elements. That is the typical Cat B office fit out, and it suits acceleration because the design is repeatable.
Fast track is realistic when the shell and core are handed over, the layout and finishes are signed off before mobilisation, and power and chilled water capacities are confirmed.
Fast track is not realistic when the landlord has not released the floor or the utilities, when the tenant is still choosing layouts, or when the unit needs a change of use that has not been granted. In those cases the honest programme is 12 to 16 weeks. Keep the opening date and cut scope instead of pretending.
The five levers of an accelerated fit out programme
- Design freeze before mobilisation. Every drawing, finish schedule and joinery detail is signed off before the first trade arrives. One late decision on a reception desk can cost a week.
- Split and parallel permits. Submit the base fit out package and the Civil Defence package separately so the two approvals run side by side instead of in sequence.
- Long lead procurement before handover. Joinery, imported light fittings, kitchen equipment and glazed partitions are ordered against a letter of intent so they land in week 3, not week 8.
- Two to three shifts plus weekend working. Day shift on wet trades and first fix, night shift on MEP containment and painting, weekends on joinery and finishing.
- Phased handover. Release the front of house or the first trading zone early so the tenant can install systems and train staff while the rest completes.

The Abu Dhabi fit out permit route and where weeks are lost
An Abu Dhabi fit out permit runs through the Department of Municipalities and Transport, with the municipality handling the island submission, Civil Defence for LPG, hood suppression and fire systems, and the free zone authority for zones such as Masdar City, ADGM and KEZAD. Each has its own forms and inspection sequence, and approval is where most fast track programmes lose time.
Three moves cut weeks off that stage:
- A pre submission meeting with the authority before drawings are finalised, so comments are known before the first submission
- One complete package, including landlord and consultant NOCs, so a missing document does not trigger a resubmission and a fresh queue
- Utility and load sign offs booked in parallel with the permit rather than after it
The distribution company handles the electrical load application, which is ADDC or AADC depending on location, and that approval is often the quiet long pole on an 8 week job. If you also work in Dubai, Trakhees covers the special development zones there and the route is different again. The commercial fit out permit Dubai approval map shows how the two emirates compare, and why a Dubai timeline cannot simply be copied into Abu Dhabi.
What speed costs: AED numbers for a 250 m² office
Budget AED 1,800 to 2,600 per m² for a standard Cat B office fit out, so a 250 m² floor is AED 450,000 to 650,000 on a normal programme. For an 8 week handover, add 10 to 20 percent, which is AED 495,000 to 780,000.
Where the premium goes:
- Overtime and second shift labour, usually 4 to 7 percent of the contract value
- Air freight on long lead items, AED 8,000 to 25,000 on a typical office and more on F&B equipment
- Extra supervision so the night team has its own engineer rather than a shared one
- Out of hours authority inspections and follow up visits
- Longer site welfare, temporary power, protection and cleaning
The premium is worth paying when rent is running, when an opening date is already published, or when the contract carries a delay penalty. It is not worth paying for a back office refit with no fixed date, where a 14 week programme at AED 1,800 per m² looks the same on handover day. Cost bases also differ between Abu Dhabi, Dubai and Sharjah, so compare the same scope line by line before comparing totals.
A realistic 8 to 10 week fast track schedule
- Week 1. Pre construction. Design freeze, permit submission, landlord NOC, orders placed against a letter of intent, site setup and welfare.
- Week 2. Demolition and builder's work. Blockwork, openings, electrical containment, duct routes set out.
- Weeks 3 to 4. MEP first fix. Chilled water pipework, ductwork, cable trays, drainage and sprinkler drops, with long lead deliveries checked on arrival.
- Week 5. Ceilings and partitions. Closed ceilings in back of house areas, partitions skimmed, second fix begins where ceilings allow.
- Week 6. Flooring, painting and joinery. Night shift on painting, day shift on screed and flooring.
- Week 7. Joinery installation, glazing, signage and lighting, with the Civil Defence inspection booked in.
- Week 8. Snagging, testing, commissioning and authority inspections.
- Weeks 9 to 10. Float, used for any resubmission, tenant IT and AV, staff training and a phased opening.
If a contractor promises five weeks for the same scope, ask which of these steps is being skipped and who pays when it fails.

What blows a fast track programme
Four risks cause most of the damage:
- Late landlord handover, or a shell that does not match the base build drawings
- Chiller and AC availability, which sometimes means hiring temporary cooling for the fit out period
- Joinery and imported material lead times of 6 to 10 weeks
- Authority resubmission after an incomplete package
Each risk has a small cost to prevent and a large cost to recover. On a compressed programme, prevention is always the cheaper option.
One accountable contractor
Fast track fails when three contractors blame each other on the same afternoon. Monde runs the whole programme with its own workforce of 50+ specialists under our own licence, led by a project manager who is on site daily and answers for the dates.
The site was clean when they left. We needed them fast on a running job. They finished the renovation on time. Davranbek Tashbayev, 5/5
They finished in one day and did not delay us. Good work for a small job. Muhammad Karim, 5/5
Both were small jobs, and the same discipline applies at 250 m². If you have a fixed opening date in Abu Dhabi, send the floor plan and the handover date to a fit out contractor in Abu Dhabi who will tell you honestly whether 8 weeks is realistic.
Frequently asked questions
Can a commercial fit out really be done in 8 weeks in Abu Dhabi?
Yes for most Cat B offices, retail units and F&B shells between 150 and 400 m², provided the landlord has handed over the shell and the design is frozen before mobilisation. Wider scopes, change of use approvals or a shell still under construction push the realistic programme to 12 to 16 weeks. Ask for a week by week schedule before you sign, not a single completion date.
What does a fast track fit out cost in the UAE?
Expect a 10 to 20 percent premium over a standard programme. A 250 m² office at AED 1,800 to 2,600 per m² costs AED 450,000 to 650,000 normally, and AED 495,000 to 780,000 on an 8 week fast track, driven by shift labour, air freight and extra supervision. Jobs below 100 m² usually carry a higher percentage because the fixed mobilisation cost is spread over less area.
What are long lead items in the UAE?
Items that need 6 to 10 weeks or more from order to site: bespoke joinery, imported lighting and sanitaryware, commercial kitchen equipment, cold room panels, glazed partitions and specialist AV. Anything with a European or Asian factory lead time plus sea freight falls into this group. On a fast track job these are ordered before site handover, sometimes before the permit is issued, against a letter of intent.
Do Abu Dhabi authorities carry out out of hours inspections?
Some inspections can be booked outside normal working hours for an additional fee, and Civil Defence and municipality teams will attend evening slots on a compressed programme if the request is made early. Out of hours slots are limited, so they are booked weeks ahead as part of the programme rather than requested when the work is finished. Same day or unannounced visits are not something you can plan around.
Can you work with the landlord's shell and core?
Yes. Most commercial fit outs start from a Cat A shell and core with a ceiling grid, basic cooling and power to the floor box. We review the landlord's base build drawings and fit out guide first, confirm what the landlord's contractor must complete, and coordinate the handover inspection so any defects are logged before our programme starts.
Do you work in Abu Dhabi free zones?
Yes. Free zone units are covered by their own authority, so submissions and inspections run through the zone rather than the municipality, and the process differs between zones such as Masdar City, ADGM and KEZAD. We handle zone approvals, Civil Defence and utility sign offs as one package so the fit out is not delayed by a gap between authorities.
