Restaurant renovation Dubai: keep trading, keep covers

A restaurant renovation in Dubai is a scheduling problem before it is a building problem. The licence, the kitchen, the cold store and the regulars already exist, so the real question is what you can close, for how long and in what order. Phase it well and covers dip for a few weeks. Phase it badly and you pay rent on a dark room.

Renovation versus fit-out: what stays, what moves

A new fit-out starts from a shell and a blank page. A renovation starts from a business with a service history, so the first decision is what you are not touching.

What normally stays: drainage falls and the grease trap position, the hood and duct route if the cooking line is not moving, gas runs, cold room plant inside its service life, and the ceiling grid where the services above it are sound. Holding those lets the kitchen keep trading while the front of house changes.

What normally moves: finishes, banquette layout, the bar, lighting, signage, washrooms, and the seating density that decides how many covers a shift can carry.

Back of house is a separate conversation. If the cooking line, canopy, make-up air and wash-up are being rebuilt, that scope belongs in our guide to commercial kitchen fit-out in Dubai. This article stays on the trading floor. Operators still weighing a new site against a renovation will find the other side of that decision in our notes on a café fit out in Dubai.

Meeting room with an oval wooden table, black chairs and integrated shelving, part of a Monde commercial fit-out of the kind run alongside <a href=restaurant renovation Dubai projects" loading="lazy" decoding="async" /> Joinery, lighting and finishes set by Monde crews. The same in-house team builds bars, banquettes and counters on a live restaurant floor.

Phasing and night works on a live floor

Split the floor into zones and close one at a time. A room that seats 80 can trade 50 while half of it is hoarded off, provided the closed zone is sealed to the ceiling and put under negative pressure so dust never reaches the pass. Seal the returns as well, or the kitchen make-up air pulls grit straight into the cooking line.

Noise is the part people underestimate. Demolition, core drilling and tile cutting go into the window the building allows. First and second fix, joinery install and painting happen around service. Monde runs an in-house workforce of 50+ specialists under its own licence, and the project manager owns that phasing plan from day one, so the crew that finishes a zone hands it back before the next dinner service.

Extraction and cold storage stay live. Never isolate an extract fan until the replacement is tested and balanced, and never move a cold room circuit on a Friday.

The site was clean when they left. We needed them fast on a running job. They finished the renovation on time. Good work from start to end. Davranbek Tashbayev, 5 stars

Washrooms are the cleanest example of a night-works package: strip after close, waterproof and tile, set the vanity and mirror, hand back before the doors open. That is exactly the scope in the photograph below.

Renovated washroom with large format grey porcelain tiles, a floating light wood vanity and an illuminated round mirror, the sort of overnight package common in <a href=restaurant renovation Dubai programmes" loading="lazy" decoding="async" /> Washroom packages suit night works: strip after close, waterproof and tile, set vanity and mirror, hand back before service.

Approvals that re-enter the picture

Some renovations never go back to the authorities. Repainting, re-tiling, re-facing joinery, swapping a display fridge for a same-size unit, replacing a bar top: finishes and like-for-like equipment rarely trigger a drawing revision.

A layout change does. Moving a wall, adding a cooking line, adding a bar with a sink, changing the entrance, or pushing seating past what the approved plan shows puts you back in front of the drawings. That means a revised submission, a food safety sign-off for the new room arrangement, and civil defence involvement if gas or a hood changes. The sequence sits in our article on commercial fit-out permits in Dubai.

The practical rule: settle the layout before the first tile comes off. A revision that lands mid-demolition costs a stoppage, not a form.

What breaks a renovation timeline

Three items, in the order they usually bite.

Re-rating extraction and make-up air. A new grill, a hotter cook line or thirty extra covers can outrun the existing fan. Canopy, duct size, fan duty and make-up air have to be balanced together, and that work belongs at the start of the programme, not the end.

Reprofiling drainage and the grease trap. Moving a sink two metres can mean breaking slab to correct a fall, and a bigger trap needs more access for pumping. If the trap is undersized for the new menu, you find out during the first busy service.

Landlord or mall works. Hoisting, fire alarm isolations, water shut-offs and deliveries through service corridors happen only in the windows the building gives you. One missed slot can push a whole phase by a week, and standing labour is charged either way. A unit inside a mall and a street-front unit in the same emirate follow different clock rules, and the programme has to reflect that before pricing.

What a fair renovation quote must itemise

A live-venue quote is not a smaller fit-out quote. It carries costs a new build does not: phased preliminaries, meaning supervision, welfare, storage and protection spread over a longer programme, night works and the labour premium that comes with them, temporary hoarding and dust control, temporary power, MEP upgrade for extraction, make-up air, drainage, grease trap and electrical load, joinery for the bar, banquettes, counters and vanities, removal of the old fit-out, and re-instatement of landlord items at handover.

A written quote should show a price per phase, the working hours each phase assumes, provisional sums for what nobody can see until the floor opens, and a programme with the closure windows marked. A single lump sum with no phase breakdown cannot be checked or compared.

Send the current floor plan marked with the cooking line, sinks, hood and cold room, the seating count you want to reach, the closure windows your landlord allows, the location, and whether the unit sits inside a mall or on a street front. Frequently asked questions

How long does a restaurant renovation take if we keep trading?

Trading always takes longer than closing, because each zone can only be worked in the hours the venue is not serving. A single front of house zone moves faster than a two-phase job with a new bar and a washroom package. We set the phase dates before the first hoarding goes up.

Can the work be done in phases across two closures?

Yes, and it is often the better answer. Run the front of house in one phase while trading from the back, then take a short full closure for what cannot be done live, such as a bar replacement or a new floor. Two short closures usually cost less in lost covers than one long one.

Do we need new permits if the layout does not change?

Not usually. Finishes, like-for-like equipment and joinery replacement generally stay out of the approval cycle. Moving walls, adding a cooking line or changing seating beyond the approved plan does require a revision and a fresh food safety sign-off.

Can crews work overnight?

Yes. Night works are normal in mall-managed buildings and in street units where the landlord restricts noisy work. Dust control, protection and a clean handover each morning are part of the package, not an extra.

What part of the venue always has to close?

The washrooms, usually, and any zone where the floor or drainage is being opened. Washrooms can often be finished overnight so the trading floor is untouched. Anything that breaks slab or isolates the extract system closes that part of the kitchen for the duration.
